REALVetted was built on the idea that you should be able to tour homes on your own schedule, without the pressure or presence of a buyer’s agent, while still having professional representation when it matters. Once you sign up and complete an exclusive Buyer Representation and Broker Compensation Agreement (BRBC), you're fully represented by a vetted local agent. This means you're backed by a licensed pro, even if you choose to visit homes independently. You can schedule home tours yourself, or we can coordinate with listing agents on your behalf, ensuring everything stays compliant and professional, without requiring your agent to be physically present at every showing. REALVetted gives you the freedom to explore at your own pace, while keeping the benefits of expert support and guidance when you need it.

Under the REALVetted model, powered by The Virtual Realty Group, you’re represented by a licensed buyer’s agent for a simple flat fee of $6,900. Instead of paying a traditional commission based on the home’s price, your agent will request that the seller cover this fee or negotiate a credit toward your closing costs. These terms are always negotiable and must be agreed upon in the purchase contract.

Any credits that are negotiated can reduce your out-of-pocket costs at closing, be applied toward allowable expenses, or, in some cases, be used to buy down your mortgage rate. Ask a licensed loan officer for details and to see if this option is available to you.

And even if a seller doesn’t agree to contribute, REALVetted’s flat fee is still significantly lower than a traditional percentage-based commission — helping you save money and keep your buying options open.

There are no upfront fees to sign up or use the REALVetted platform. After you sign a Buyer Representation and Broker Compensation Agreement (BRBC), you can request tours, consult with your buyer's agent, and access our tools completely free. The only cost is a flat fee of $6,900 for your buyer representation, which is paid only at the close of escrow. No hourly charges, no hidden fees, and no surprise commissions.
